What properties do you offer?

We offer a small but select group of beautiful vacation properties in the Mad River Valley to meet any vacationer's needs, any season of the year.  We are not a realtor; these are our privately owned and personally managed properties and they reflect our personal care and tastes.  Click on the links to learn more about them:

Stony Hill Farm -- a private 27 acre mountaintop estate that offers a luxury post and beam homestead,  beautiful property with barn, gardens, fields, streams, all within minutes of the ski areas and all Valley activities.

The Retreat at Southface -- a luxury tri-level contemporary townhouse villa right off the Sugarbush Access road, with indoor private hot tub.

Joslin Gardens Suite -- a beautifully appointed private apartment on one of the most distinctive properties in historic Waitsfield, with expansive porch and private gardens.

We also offer a vacation property outside of the Valley:  Wildflower Farm, a 100 acre farm with equestrian facility in beautiful Poultney, Vermont.


Do you have a cancellation policy?

Cancellation policies vary by property.  Please contact the property owner directly.  If no cancellation policy is stated, none should be assumed.


How are payments scheduled?

An advance payment equal to 50% of the rental rate, plus the full amount of the security deposit, is required at booking.  For some properties, security may not be required until the final payment. The advance payment should accompany the completed contract, which will guarantee your reservation.  The advance payment will be applied toward the rent, and the security deposit will be held until after your stay is completed (see information on security deposits below).  The balance of rent is due thirty (30-45) days before your arrival date (varies based on property).


Is there a minimum stay?

Each property has different policies regarding minimum stay.  We rent our properties by the weekend, week, and in some cases monthly or seasonally.  Please check our rates pages for each property for details. 


Are bed linens and towels included?

This varies by property, you should ask at the time of booking.  If linens are not included in the rental price, they may be requested and can be provided for an additional fee.  Blankets and pillows are provided in all properties; also note that daily maid service is not included in the rental rate however we would be happy to arrange this service for you for an additional charge.

All of our Sugarbush area homes are equipped with full kitchens, dishes, pots, glassware, utensils, major and minor appliances.  For an additional charge, we offer a complete provisioning service with shopping services, daily maid service, flowers, and more.


Is smoking allowed?

Sorry, smoking is not permitted in or around any of the buildings on our properties.  Note there is a minimum $250 fee assessed (plus additional damages that apply) for anyone found smoking at our properties.


Are children allowed?

Absolutely!  We welcome families with children.  We do require that children keep an eye on their parents at all times. We do not rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent.


Are pets allowed?

Pets are not allowed; exceptions may be made in the following properties with our express advance permission only; additional fees may apply:

Stony Hill Farm:  Horses with advance reservation of equestrian facility; dogs on case by case basis

Wildflower Farm:  Horses with advance reservation of equestrian facility; dogs on case by case basis

When pets are allowed, you should understand: that there may be a per diem pet fee, that ALL damages caused by your pet are your responsibility, that an "excessive cleaning" fee is common and may be assessed at the conclusion of your stay to cover doggie messes such as floor cleaning and hair vacuuming, etc., that we ask that your pets not be left alone in the homes while you are away unless crated or confined, and that pets are not allowed on furniture or beds.


Do the properties have internet access?

Most of our properties come with high speed and/or wireless high speed internet access.  Some provide printers and fax machines.  Check out the amenities pages for the property you are interested in to find out what is available.


Do the properties have telephone?

All properties have a telephone, which permit unlimited local outgoing calls.  Long distance calls can be made with a calling card, in addition, most of our properties have excellent cell service.


Do I need to sign a rental agreement to reserve the rental date?

To reserve your rental date all you need to do is submit a reservation request.  Please check our availability calendars prior to submitting this form.  We will review your request within 24 hours and will send you a confirmation of your reservation with instructions on how to contract and pay for your reservation.

You will be able to pay for your vacation using our secure payment service, Paypal.  If you prefer to pay using a personal check, please contact us and we will provide a mailing address for you to send your payment.


Is there a security deposit required?

Yes, a security deposit will be taken on all rentals; the amount of the security deposit varies with the properties.  The security deposit is refundable within (14) days after departure, less any damages.  The deposit can be withheld to cover damage to property or contents, smoking, garbage removal, pet damage, uncollected rents, unreturned keys, excessive cleaning, unauthorized guests or parties, early check-ins/late check-outs, or any other damages incurred.  Our guests understand that if damages should exceed the amount of the deposits that they are fully responsible for all costs associated with them, and agree that they will pay any of our legal costs should we need to incur them to collect damages.


Where do we get a key to the property?

Keys are located in a push button key storage box attached to or near the building close to the main entrance.  The location and combination to the key storage unit will be forwarded to you prior to your arrival date. These combinations change frequently, so be sure you have the one corresponding to your current rental date.

Once the combination is punched in, the lid will pop open.  You will need to set the combination again to put the lid back on the unit.  We ask that once you remove the key from the storage box and enter the home, please immediately place the key back in the box.  There will be an additional key inside the home for your use during your stay. 


What are the check in and check out times?

Check in is 4 PM on the day of arrival and check out is 10 AM the day of departure.  If you have special needs regarding check in/out times, please let us know and we will do the best we can to accommodate you.


Can I host a party or event at the properties?

While we would be thrilled to talk with you about assisting in planning an event, any parties or group gatherings that exceed the number of people in the rental party must be pre-approved and may require special staffing, equipment or fees to be arranged in cooperation with the owner only.  If you are staying at one of our homes and would like to host a dinner or barbecue during your stay where additional people will be attending, you must gain the written approval of the owner prior to finalizing your reservation.


What are the procedures when departing?

First of all, we ask that you leave our homes in the same condition you would expect to find your own home after personal guests leave.  

Please turn thermostat down to 55 degrees, close all windows, put dirty dishes in dishwasher and run it, hand wash pots and pans, strip beds and leave dirty linens and towels in the bathtub, take all garbage outside to cans and return the house key to the key lock box.  Please leave doors to bathrooms open, and ensure that there is no fire in fireplaces and that all ashes in woodstove/fireplace have been cooled before leaving the premises and placed only in the approved receptacles provided.  Please also leave any unused food and supplies at the property upon your departure.  Each property will have its own instructions regarding what needs to be done prior to departure; please make sure you take a look at this list before you leave.

What is SugarbushVacations.com?

We select, design, and offer for rental our beautiful Vermont vacation homes.  While we work together to offer our properties through our website located at sugarbushvacations.com, the owners of each property are fully responsible for managing it.  All inquiries through the website for a particular property will be directed to its owner, who will personally manage all aspects of the transaction.  When inquiring about a specific property, the user understands that the owners of other properties on the website are in no way responsible for the transaction or rental that may result.
